The enforcement mechanism is tax penalties.

Edit: Allow me to clarify, it isn't actually a tax penalty. If you're a landlord that owns 50 or more units and you raise rent by more than 5% per year you lose existing tax benefits given to landlords. That number of 50 units or more comprises a little more than half of the rental properties in the country.

This is actually a tricky one for me. housing costs have been out of hand for sometime now. My property taxes went up ~16% this year. Since I am stupid, I roll my property tax / insurance into my mortgage. As a result my monthly payments went up ~$190. I am fortunate enough for this to be more reasons to hate the state than affecting what bill not to pay.

Everyone needs a home. And despite my cold and greedy nature, lower income families / children have next to no chance without decent living accommodations and safety. 5% is most likely too low but a cap of 10-12%? I could live with.

5% isn't too low, most people don't get year over year raises of 5% let alone 10-12% and housing is the largest expense for people by far. Why are we obsessed with making America unaffordable for the benefit of people who already have millions if not billions of dollars?

Jiminy Christmas, you fucking guys are impossible. I thought it was the right that refuses to compromise. I'm already going to get kicked out of the ANCAP Club for even considering this.... jeesh.

You're right that everyone needs a home. I would add that when market conditions fail, it is the obligation of the state to fix that byproduct of the chosen economic settings.

We either change the settings so nobody is left behind or we make sure that those inevitable people who will not succeed within that system can still have an American standard of living.

Not going to lie, I had to look it up and would have never guessed the correct answer. Also, I am not claiming the link I posted is 100% correct but the dude is a solid Economist. I feel if I were a more rational man, I would advocate for a solution somewhere in the middle. But me, you, Comrade and most of the country have become so radically steadfast in our beliefs that there is no room for any sort of compromise. That's a problem.

This right here is why Zarni blabbed so much about populism being bad. He conflated Trump with this kind of rhetoric. Trump, of course would never say the above quote because he doesn't believe any of that. That's an actual class conscious, populist argument against the aristocracy.

Trump deals in Nationalism, not populism. If Trump were an actual populist, he'd be running on universal healthcare and against corporate corruption of the state. Trump is not a class traitor.
